Santa Barbara Real Estate for Goleta South and the Gap between Median Sales and Median List Prices for 1/1/14to 12/18/14

For Santa Barbara Real Goleta Real Estate South area for the Home Estate/PUD through 12/18/14 there have been 77 sales compared to 135 last year for a 43.0% drop but the median sales price went up from $740,000 last year to $750,000 for a 1.4% rise.

The median list price this year for $812,450 when compared to the median sold price of $750,000 gives us a -7.7% gap. Last year there was an $825,000 median list price and when compared to the median sold price of $740,000 gave us a -11.4% gap.

For the condo market in Goleta Real Estate South through 12/18/14 there were 95 sales this year compared to 68 last year for a 39.7% rise and the median sales price rose from $445,000 last year to $550,000 this year for a 23.6% rise.

This year the median list price of $599,450 compared to the median sold price of $550,000 gives us a gap of -8.2%. Last year the median list price of $477,000 and the median sold price of $445,000 gave us gap of -6.7%.
