East of State St area of Santa Barbara Real Estate Real Estate for 1/1/14 to 12/18/14 and the Gap between Median Sales and Median List Prices

For Santa Barbara Real Estate area East of State St area for the Home Estate/PUD market through 12/18/14 there have been 263 sales compared to last year when there were 282 sales for an 6.7% drop. The median sales price has gone up however from $975,000 last year to $1,189,000 this year for a 21.9% rise.

The gap between the median list price of $1.495 million and the median sold price of $1,189,000 gives us a -20.5% gap whereas last year the median list price was also $1,500,000 and when compared to the median sold price of $975,000 we get a
-35.0% gap.

On the condo side of the ledger for the East Side of Santa Barbara Real Estate through 12/18/14 there have been 78 sales compared to 89 last year for 12.4% decline but the median sales price has gone up from $562,000 last year to $642,500 this year for a 14.3% rise.

The difference between the median list price of $649,000 and the median sold price of $642,500 gives us a -1.0% gap. Whereas last year the median list price of $602,000 and the median sold price of $562,000 gave us a -6.6% gap.
