Goleta North Real Estate for Santa Barbara Real Estate for the 1st, 11 Months of ’14

For the Goleta Real Estate North area of Santa Barbara Real Estate the Home Estate/PUD market there have been 162 sales through the end of November ’14 with a median sales price of $848,500. This compares to last year when there were 209 sales with a median sales price of $795,000. The average sales price is down from $1,006,963 to $992,893. The numbers of escrows is down from 202 with a median list price of $796,500 last year to 173 with a median list price of $845,000 this year. The numbers of new listings is down from 239 last year to 231 this year and the median list price on those new listings is up from $825,000 last year to $874,900. Right now there are 38 Home Estate/PUDs available for purchase with a median list price of $1,145,000 and an average list price of $2,310,960.

For the Condo Market in the Goleta Real Estate South area of Santa Barbara Real Estate we’ve had 55 sales so far in ’14 with a median sales price of about $455,000. Last year there were 50 sales and the median sales price was $419,500. The average sales price went up from $434,416 in ’13 to $464,222 in ’14. The escrows are up this year from 49 last year to 55 this year and the median list price on those escrows is up from $425,000 to $449,000. The numbers of new listings is up from 59 last year to 75 this year and the median list price on those new listings is up from $425,000 to $454,000. Right now there are 12 condos available for purchase in Goleta North with a median list price of $444,450 and an average list price of $460,908.
