For the Goleta Real Estate South area of Santa Barbara Real Estate the Home Estate/PUD market there have been 75 sales through the end of November ’14 compared 127 sales for the same period in ’13. The median sales price went up from $730,000 last year to $750,000 this year but the average sales price went down from $890,071 to $865,732. The numbers of escrows is down from 109 to 72 while the median list price on those escrows is up from $710,000 last year to $749,000 this year. The numbers of new listings is down from 123 to 97 the median list price on those new listings is up from $729,000 to $749,700. Right now there are 16 Home Estate/PUDs available for purchase in Goleta South with a median list price of $754,500 and an average list price of $885,050.

For the Condo Market in the Goleta Real Estate South area of Santa Barbara Real Estate we’ve had 92 sales in ’14 compared to 64 in ’13. The median sales price went up from $445,000 to $544,165 and the average sales price rose from $452,995 to $592,165. The numbers of escrows are up from 69 with a median list price of $449,000 to 92 this year with a median list price of $549,950. The numbers of new listings is up from 81 in ’13 to 92 in ’14 and the median list price on those new listings is up from $459,000 to $549,950.
