West of State St for Santa Barbara Real Estate for the 1st 11 Months of ’14

On the West Side of Santa Barbara Real Estate for the Home Estate/PUD market there have been 201 sales through November ’14 compared to 252 through November ’13. The median sales price has risen from $877,000 to $971,000. The average sales price has also gone up from $991,242 to $1,167,605. The numbers of escrows is down from 259 to 209 but the median list price of those escrows is up from $895,000 last year to $959,000 this year. The numbers of new listings is down from 310 to 292 but the median list price on those new listings is up from $899,000 to $946,000. Right now there are 43 Home Estate/PUDs available for purchase on the West Side of Santa Barbara with a median list price of $950,000 and an average list price of $1,259,897.

For the condo market on the West Side of Santa Barbara Real Estate there have been 108 sales this year compared to 99 last year and the median sales price is up from $530,000 to $650,000. The average sales price is also up from $613,879 to $779,617. The numbers of escrows rose going from 100 in ’13 to 115 in ’14. The median list price of those escrows went up from $553,500 last year to $663,000 this year. There have been 149 new listings this year compared to 134 last year and the median list price on those new listings went from $599,000 last year to $649,000 this year. Right now there are 35 condos available for purchase on the West Side of Santa Barbara with a median list price of $725,000 and an average list price of $948,015.
