East of State St for Santa Barbara Real Estate for the 1st 11 Months of ’14

Through the first 11 months of ’14 for the Home Estate/PUD market on the East Side of Santa Barbara Real Estate there have been 247 sales compared to 264 last year. The median sales price is up from $967,500 to $1,196,000. The average sales price is up from $1,124,909 last year to $1,366,169 this year. The escrows are down from 274 last year to 257 this year but the median list price on those escrows is up from $1,037,500 to $1,199,000. The new listings are down from 373 last year to 257 this year while the median list price on those new escrows is up from $1,195,000 last year to $1,199,000 this year. Right now there are 69 properties available for sale on the East Side of Santa Barbara with a median list price of $1,495,000 while the median list price is $2,291,315.

For the condo market on the East Side of Santa Barbara Real Estate in ’14 there have been 74 sales this year compared to 86 last year. The median sold price is up from $563,500 last year to $642,500 this year. The average sales price is also up from $646,625 to $758,560. The numbers of escrows is down from 82 to 77 but the median list price on those escrows is up from $580,000 to $639,000. The numbers of new listings is down from 129 with a median list price of $599,000 to 127 this year with a median list price of $639,000. Right now there are 27 condos available for purchase on the East Side of Santa Barbara with a median list price of $625,000 and an average list price of $1,001,740.
