Santa Barbara Real Estate for the 1st 7 Months of ’15 West of State St

For the Santa Barbara Real Estate area West of State St for the first seven months of ’15 for the Home Estate/PUD market there have been 148 sales compared to 127 last year and the median sales price has risen from $908,000 last year to $963,500 this year. The average sales price has also gone up rising from $1,039,756 last year to $1,233,994 this year. The numbers of escrows have also gone up from 128 in ’14 to 155 in ’15 with the median list price on those escrows rising from $946,500 to $1,055,000. Right now there are 39 Home Estate/PUDs available for purchase on the West Side of Santa Barbara with a median list price of $1,048,000 and an average list price of $1.278 million.

For the Santa Barbara Real Estate area West of State St for the first seven months of ’15 for the condo market there have been 73 sales with a median sales price of $585,000 compared to last year when there were 61 sales with a median sales price of $620,000. The average sales price has also gone down from $760,961 in ’14 to $657,491 this year. The numbers of escrows is up however from 71 to 81 while the median list price on those escrows is down from $629,000 last year to $599,000 this year. Right now there are 37 condos available for purchase on the West Side of Santa Barbara with a median list price of $1,325,000 and an average list price of $1,359,294.
