Montecito Gap Report for 1/1/15 to 3/21/15for Santa Barbara Real Estate

For Santa Barbara Real Estate’s Montecito Real Estate area for the Home Estate/PUD market the sales figures through 3/21/15there have been 34 sales compared to 26 last year for a +30.8% rise. The median sales price last year was $2.03 million and this year it’s is $3.05 million for a 44.1% rise.

The difference between this year’s median list price of $4.95 million and the median sold price of $3.057 million gives us a -38.2% gap and last year the median list price of $4.295 million and the $2.03 sales price gives us a -52.7% gap.

For the condo market in Montecito Real Estate through 3/21/15 there have been 6 sales compared to 3 last year for a 100.0% rise. The median sales price this year of $1,225,000 compared to last year when it was $850,000 gives us a 44.1% rise.

The difference between this year’s median list price of $1.475 million and the median sold price of $1.225 million gives us a -16.9% gap and last year the median list price of $2.1 million and the $850,000 sales price gives us a -59.5% gap.
