For Home Estate PUDs in the Goleta Real Estate North area of Santa Barbara Real Estate for the period of 1-1-15 to 5-16-15 there have been 77 sales compared to 63 last year. The median sales price went up from $826,650 last year to $902,500 this year and the average sales price went up from $1,008,989 to $1,012,834. Those 77 sales took on average 53 days to get an accepted offer and when you add in another 36 days of escrow time you get an average total marketing time of 89 days.

Days on the Market 1-1-15 to 5-16-15 compared to last year for Goleta South

For Home Estate PUDs in the Goleta Real Estate South area of Santa Barbara Real Estate from 1-1-1-15 to 5-16-15 there have been 33 sales this year compared to 27 last year and the median sales price has gone up from $750,000 last year to $760,000 this year but the average sales price has gone up from $792,790 last year to $818,548 this year. Those 33 sales took on average 46 days to get an accepted offer and when you add in another 36 days of average escrow time you get a total average marketing time of 82 days.

Hope Ranch Days on the Market 1-1-15 to 5-16-15 compared to the previous year

The median sales price has gone down from $3.7 million to $2.9 million this year but the average sales price has gone up from $3,813,545 to $4,231,892. Those 14 sales took on average 105 days to get an accepted offer and when you add in another 43 days of escrow time you get an average total marketing time of 148 days.

West of State Street segment of Santa Barbara Real Estate Days on the Market from 1-1-15 to 5-16-15 compared to the previous year

The median sales price fell from $931,850 last year to $870,000 this year but the average sales price has gone up from $1,084,276 last year to $1,167,483 this year. Those 88 sales took on average 45 days to get an accepted offer and when you add in another 44 days of escrow time you get an average total marketing time of 89 days.

Santa Barbara East Side Days on the market for 1-1-15 to 5-16-15 compared to the previous year

The median sales price has come up from $1,230,000 last year to $1,388,000 this year while the average sales price went up from $1,411,094 last year to $1,597,933. Those 109 sales took on average 50 days to get an accepted offer and when you add in another 41 days of average escrow time you get a total marketing time of 91 days.

Montecito Days on the market for 1-1-15 to 5-16-15 compared to the previous year

The median sales price has come up from $2.465 million last year to $2.995 million this year while the average sales price also went up from $3.288 million last year to $4.42 million. Those 65 sales took on average 78 days to get an accepted offer and when you add in another 37 days of average escrow time you get a total marketing time of 115 days.

Carpinteria/Summerland Days on the market for 1-1-15 to 5-16-15 compared to the previous year

From 1-1-15 to 5-16-15 for Carpinteria Real Estate/Summerland Real Estate for the Home Estate/PUD market there have been 38 sales compared to 22 last year. The median sales price has risen from $845,000 last year to $858,000 this year while the average sales price also went from $2,124,055 last year to $2,320,888.

For Santa Barbara Real Goleta Real Estate North area for the Home Estate/PUD through 5/10/15 there have been 71 sales compared to 60 last year for an +18.3% rise and the median sales price rose from $813,325 last year to $877,000 for a +7.8% rise.

Santa Barbara Real Estate for Goleta South and the Gap between Median Sales and Median List Prices for 1/1/15 to 5/10/15

For Santa Barbara Real Goleta Real Estate South area for the Home Estate/PUD through 5/10/15 there have been 31 sales compared to 26 last year for a 19.2% rise and the median sales price went up from $744,000 last year to $750,000 for a +0.8% rise.

The median list price this year for $1,047,500 when compared to the median sold price of $750,000 gives us a -28.4% gap. Last year there was a $799,500 median list price and when compared to the median sold price of $744,000 gave us a -6.9% gap.

Hope Ranch Gap between Median Sales and Median List Prices for 1/1/15 to 5/10/15 for Santa Barbara Real Estate

For Santa Barbara Real Estate area of Hope Ranch Real Estate area for the Home Estate/PUD market through 5/10/15 there have been 14 sales compared to 11 last year for a +27.3% rise but the median sales price went down from $3,700,000 to $2,905,000 for a -21.5% fall.

The median list price of $5,495,000 this year and the median sold price of  $2,905,000 gives us a gap of -47.1% gap and last year the median list price of $3,995,000 and the median sold price of $3,700,000 gave us -7.4% gap.
