The most expensive listing is on the market for $23 million while at the other end of the scale is one listed at $2.695 million giving us a median list price for the area of about $5.1 million.

The median sales price has risen from $845,000 in ’14 to $881,000 in ’15. The average sales price has gone down however from $1,016,504 last year to $996,085 this year. The numbers of escrows has risen from 85 last year to 92 this year with the median list price on those escrows going up from $845,000 last year to $887,000.

The numbers of escrows has gone up from 33 in ’14 to 441 in ’15 with the median list price on those escrows rising from about $764,000 last year to $779,000 this year.

The median sales price has also gone down from $3.7 million last year to $2.9 million this year with the average sales price has gone up however from $3.813 million in ’14 to $4.071 million in ’15.

For the West of State St area of Santa Barbara Real Estate for the first 5 months of ’15 for Home Estate/PUDs there have been 99 sales compared to 91 in ’14 and the median sales price has gone down from $950,000 last year to $921,375 this year. The average sales price has gone up however from $1,083,100 last year to $1,165,119 this year. The numbers of escrows are also up from 87 in ’14 to 113 in ’15 and the median list price on those escrows is up from $899,000 last year to $1,055,000 this year.

For the East of State St area of Santa Barbara Real Estate for the first 5 months for Home Estate/PUDs for ’15 we’ve had 116 sales compared to 113 last year but the median sales price has risen from $1,245,000 last year to $1,349,500 this year. The average sales price is also up from $1,413,522 in ’14 to $1,545,624 in ’15. The numbers of escrows are up from 113 in ’14 to 140 in ’15 with the median list price going up from $1,239,000 in ’14 to $1,286,330 in ’15.
