Santa Barbara Real Estate for Carpinteria/Summerland and the Gap between Median Sales and Median List Prices for 1/1/2015 to 6/26/15

For Santa Barbara Real Estate Carpinteria Real Estate/Summerland Real Estate area for the Home Estate/PUD through 6/26/15 there have been 50 sales compared to 31 last year for a 61.3% rise and the median sales price has gone down from $1,000,000 to $915,000 for an -8.5% decline.   

Goleta North from 1/1/15 to 6/19/15 compared to ’14 for the same period for Santa Barbara Real Estate area

The Condo market for the Goleta Real Estate North area of Santa Barbara the numbers of properties available through 6/19/15 there have been 36 listings compared to 57 last year for a 36% drop. The numbers of escrows is down from 36 to 28 for a 22% decline and the sales are down from 35 to 28 for a 20% drop. The average sales price is up however from $450,379 to $508,038 for a 12% rise.

Goleta South from 1/1/15 to 6/19/15 compared to ’14 for the same period for Santa Barbara area

The Condo market for the Goleta Real Estate South area of Santa Barbara the numbers of properties available through 6/19/15 there have been 79 listings compared to 54 last year for a 46% rise. The escrows are up from 35 to 66 for an 88% rise while the sales are up from 31 to 60 for a 93% rise. The average sales price is up from $530,337 to $607,344 for a 14% rise.

West of State St from 1/1/15 to 6/19/15 compared to ’14 for the Santa Barbara area

The Condo market for the West of State St area Santa Barbara Real Estate the total numbers of listings through 6/19/15 is 114 up from 107 last year for an 6% rise. The numbers of escrows are up from 55 to 59 for a 7% rise but the sales are down from 55 to 44 for a 1% fall. The average sales price is up from $746,330 to $746,833 for a 0% rise.

East of State St from 1/1/15 to 6/19/15 compared to ’14 for the Santa Barbara area

For Condos in the Santa Barbara Real Estate area of East of State the total numbers of properties for sale this year through 6/19/15 is 118 down from 131 last year for a 19% fall. The numbers of escrows are up from 46 to 79 for a 71% rise and the numbers of sales are up from 43 to 73 for an 69% rise. The average sales price on those sales last year was $910,058 while the sales this year had an average sales price of $801,345 for an 11% fall.

Montecito from 1/1/15 through 6/19/15 comparing ’15 to ’14 for the Santa Barbara area

In the Montecito Real Estate area of Santa Barbara for the Condo Market the total numbers of properties available through 6/19/15 is 34 compared to 19 last year for a 78% rise and the escrows are up with 7 last year compared to 20 this year for a 185% rise. There were 7 sales last year compared to 17 this year for a 69% rise and the average sales price has gone down from $1,705,643 to $1,557,931 for an 8% decline.

Carpinteria/Summerland from 1/1/15 to 6/19/15 compared to ’14 for the same period for the Santa Barbara area

The Condo market for the Carpinteria Real Estate/Summerland Real Estate area of Santa Barbara the inventory through 6/19/15 there have been 71 listings this year compared to 46 last year for a 54% rise and escrows are up with 22 in ’14 and 55 in ’15 for a 150% rise. Sales are up from 19 to 46 for a 142% rise while the average sales price is down from $545,500 to $508,783 for a 6% decline.

Goleta North from 1/1/15 to 6/12/15 Price Range Statistics for Santa Barbara Real Estate

For Goleta Real Estate North area for the Home Estate/PUD market through 6/12/15 there are currently 39 properties available for purchase with an average list price of about $3.14 million. The highest price property is listed at $35 million while the least expensive home can be had for $630,000 giving us a median list price for the area of $1,269,000.

For Goleta Real Estate South area for the Home Estate/PUD market through 6/12/15 there are currently 10 properties available for purchase with an average list price of about $1,035,200. The highest price property is listed at $1,879,000 while the least expensive home can be had for $587,500 giving us a median list price for the area of $925,000.
