West of State St for the first 6 Months of ’15 for Santa Barbara Real Estate

For the West of State St area of Santa Barbara Real Estate for the first 6 months there have been 126 sales this year compared to 111 last year. The median sales price has gone up from $913,700 in '14 to $987,500 this year with the average sales price also rising from $1,066,667 last year to $1,207,097 this year. The numbers of escrows are up from 108 in '14 to 136 in '15 and the median list price on those escrows has gone up from $895,000 last year to $1,067,000 this year.

East of State St for the first 6 Months of ’15 for Santa Barbara Real Estate

For the East of State St area of Santa Barbara Real Estate for the first 6 months for Home Estate/PUDs there have been 145 sales this year compared to 138 last year and the median sales price has risen from $1,230,000 in '14 to $1,300,000 in '15. The average sales price has also gone up from $1,409,150 last year to 1,528,186 this year. The numbers of escrows is up from 139 last year to 165 this year with the median list price on those escrows going up from $1,250,0000 to $1,299,000.

Santa Barbara area Real Estate for Montecito Real Estate for the first 6 Months of ’15

For the Santa Barbara Real Estate area of Montecito Real Estate for the first 6 months of ’15 there have been 96 Home Estate/PUD sales compared to 95 last year and the median sales price has gone up from about $2.675 million to approximately $3.15 million this year. The average sales price is also up from $3.414 million last year to about $4.29 million this year.

For the Santa Barbara Real Estate area of Carpinteria Real Estate/Summerland Real Estate for the first 6 months of ’15 there have been 51 Home Estate/PUD sales this year compared to 32 last year but the median sales price has gone down from $975,000 last year to $905,000 this year.

Santa Barbara Real Estate for Goleta North and the Gap between Median Sales and Median List Prices for 1/1/15 to 6/26/15

For Santa Barbara Real Goleta Real Estate North area for the Home Estate/PUD through 6/26/15 there have been 98 sales compared to 85 last year for an +15.3% rise and the median sales price rose from $845,000 last year to $875,000 for a +3.6% rise.

The median list price this year for $1,170,000 when compared to the median sold price of $875,000 gives us a -25.2% gap. Last year there was a $1,269,000 median list price and when compared to the median sold price of $845,000 gave us a -33.4% gap.

Santa Barbara Real Estate for Goleta South and the Gap between Median Sales and Median List Prices for 1/1/15 to 6/26/15

For Santa Barbara Real Goleta Real Estate South area for the Home Estate/PUD through 6/26/15 there have been 41 sales compared to 40 last year for a 2.5% rise and the median sales price went up from $750,000 last year to $777,000 for a +3.6% rise.

The median list price this year for $1,004,750 when compared to the median sold price of $777,000 gives us a -22.7% gap. Last year there was a $730,450 median list price and when compared to the median sold price of $750,000 gave us a +2.7% positive gap.

Hope Ranch Gap between Median Sales and Median List Prices for 1/1/15 to 6/26/15 for Santa Barbara Real Estate

For Santa Barbara Real Estate area of Hope Ranch Real Estate area for the Home Estate/PUD market through 6/26/15 there have been 18 sales compared to 14 last year for a +28.6% rise but the median sales price went down from $3,475,000 to $2,905,000 for a -16.4% fall.

The median list price of $5,000,000 this year and the median sold price of  $2,905,000 gives us a gap of -4.9% gap and last year the median list price of $4,150,000 and the median sold price of $3,475,000 gave us -16.3% gap.

West of State St Gap between Median Sales and Median List Prices for 1/1/15 to 6/26/15 for Santa Barbara Real Estate

For Santa Barbara Real Estate area of West of State St area for the Home Estate/PUD market through 6/26/15 there have been 121 sales compared to 108 last year for a 12.0% rise but the median sales price went up from $931,850 to $975,000 for an 4.6% rise.

The median list price of $1,234,000 this year and the median sold price of  $975,000 gives us a -21.3% gap and last year the median list price of $929,000 and the median sold price of $931,850 gave us a +0.3% positive gap.

East of State St area of Santa Barbara Real Estate Real Estate for 1/1/15 to 6/26/15 and the Gap between Median Sales and Median List Prices

For Santa Barbara Real Estate area East of State St area for the Home Estate/PUD market through 6/26/15 there have been 140 sales compared to last year when there were 134 sales for a 13.4% rise. The median sales price has also gone up from $1,228,000 last year to $1,315,750 this year for a 1.0% rise.

Montecito Gap Report for 1/1/15 to 6/26/15 for Santa Barbara Real Estate

For Santa Barbara Real Estate’s Montecito Real Estate area for the Home Estate/PUD market the sales figures through 6/26/15 there have been 90 sales compared to 90 last year for a +0.0% change and the median sales price last year was $2.565 million and this year it’s is $3.15 million for a 22.8% rise.
