For the Santa Barbara Real Estate area of Goleta Real Estate North for the first eight months of ’14 for the Home Estate/PUD market there have been 113 sales compared to 156 last year. The median sales price has gone up from $772,500 to $851,000 and the average sales price has gone up from $976,983 to $1,013,819. The sales price to original list price ratio has gone from 96% to x97. The numbers of new listings has fallen from 189 with an $810,000 median list price to 182 with an $875,000 median list price.

For the Santa Barbara Real Estate area of Goleta Real Estate South for the first 8 months of ’14 there have been 51 Home Estate/PUD sales compared to 95 last year. The median sales price has risen from $705,000 to $758,800 this year with the average sales price rising from $850,803 last year to $898,583 this year. The sales price to original list price ratio has gone from 100% to 97% and the numbers of new listings is down from 100 with a median list price of $701,150 to 75 in ’14 with a median list price of $749,700.

For the Santa Barbara Real Estate area of Hope Ranch Real Estate for the first eight months of ’14 there have been 23 sales compared to 22 last year. The median sales price is up from $1.914 million to $2.812 million with the average sales price up from $2.473 million to $3.126 million. The sales price to original list price ratio has gone from 90% to 92% and the numbers of escrows is up this year from 18 with a $2.027 million median list to 25 with a $2.9 million median list.

For the Santa Barbara Real Estate area West of State St for the first eight months of ’14 compared to ’13 for the Home Estate/PUD market there have been 149 sales this year compared to 184 last year and the median sales price has risen from $867,250 to $950,000. The average sales price is also up from $961,272 last year to $1,149,074 this year. The sales price to original list price ratio has fallen from 97% last year to 96% this year.

Santa Barbara Real Estate for the 1st 8 Months of ’14 East of State St

For the Santa Barbara Real Estate area of East of State St for the first eight months of ’14 compared to ’13 there have been 183 Home Estate/PUD purchases this year and 204 last year but the median sales price rose from $970,000 last year to $1,225,000 this year. The average sales price went up from $1.127 million to $1.411 million the sales price to original list price ratio went from 96% to 95%. The numbers of escrows also fell from 202 with a median list price of $999,000 to 187 with a median list price of $1,295,000.

Santa Barbara Real Estate for the 1st, 8 Months of ’14 for Montecito

For the Santa Barbara Real Estate area of Montecito Real Estate for the first eight months of ’14 compared to ’13 the sales are down from 154 to 137 for Home Estate/PUDs but the median sales price is up with $2.424 million last year to $2.8 million this year. The average sales price is also up going from $3.157 million last year to $3.681 million this year. The numbers of escrows is down from 161 to 142 but the median list price on those escrows is up from $2.495 million in ‘13 to $2.0 million in ’14.

For the Santa Barbara Real Estate area of Carpinteria Real Estate/Summerland Real EstateEstate for the first 8 months of ’14 compared to ’13 the sales are down with 45 this year compared to 70 last year but the median sales price is up from $850,000 last year to $1,000,000 this year. The average is also up from $1,372,010 in ’13 to $2,515,647 in ’14.
