West of State St from 1/1/14 to 12/10/14 compared to ’13 for the Santa Barbara area

The Condo market for the West of State St area Santa Barbara Real Estate the total numbers of listings through 12/10/14 is 167 up from 191 last year for a 14% rise. The numbers of escrows are up from 108 to 123 for a 13% rise and the sales are up from 105 to 114 for an 8% rise. The average sales price is up from $622,487 to $790,554 for a 26% rise.

East of State St from 1/1/14 to 12/10/14 compared to ’13 for the Santa Barbara area

For Condos in the Santa Barbara Real Estate area of East of State the total numbers of properties for sale this year through 12/10/14 is 204 up from 165 last year for a 23% rise. The numbers of escrows are up from 88 to 97 for a 10% rise and the numbers of sales are up from 90 to 95 for a 5% rise. The average sales price on those sales last year was $656,003 while the sales this year had an average sales price of $829,537 for a 26% rise.

Montecito from 1/1/14 through 12/10/14 comparing ’14 to ’13 for the Santa Barbara area

In the Montecito Real Estate area of Santa Barbara for the Condo Market the total numbers of properties available through 12/10/14 is 39 compared to 52 last year for a 25% decline and the escrows are down with 29 last year compared to 20 this year for a 31% fall. There were 29 sales last year compared to 16 this year for a 44% drop and the average sales price has gone up from $1,330,379 to $1,795,125 for a 34% rise.

Carpinteria/Summerland from 1/1/14 to 12/10/14 compared to ’13 for the same period for the Santa Barbara area

The Condo market for the Carpinteria/Summerland area of Santa Barbara the inventory through 12/10/14 there have been 80 listings this year compared to 97 last year for a 17% drop and escrows are down with 75 in ’13 and 51 in ’14 for a 32% fall. Sales are down from 81 to 41 for a 49% decline while the average sales price is up from $471,896 to $534,640 for a 13% rise.

Goleta North Real Estate for Santa Barbara Real Estate for the 1st, 11 Months of ’14

For the Goleta Real Estate North area of Santa Barbara Real Estate the Home Estate/PUD market there have been 162 sales through the end of November ’14 with a median sales price of $848,500. This compares to last year when there were 209 sales with a median sales price of $795,000. The average sales price is down from $1,006,963 to $992,893. The numbers of escrows is down from 202 with a median list price of $796,500 last year to 173 with a median list price of $845,000 this year.

Goleta South Real Estate for Santa Barbara Real Estate for the 1st, 11 Months of ’14

For the Goleta Real Estate South area of Santa Barbara Real Estate the Home Estate/PUD market there have been 75 sales through the end of November ’14 compared 127 sales for the same period in ’13. The median sales price went up from $730,000 last year to $750,000 this year but the average sales price went down from $890,071 to $865,732. The numbers of escrows is down from 109 to 72 while the median list price on those escrows is up from $710,000 last year to $749,000 this year.

Hope Ranch Real Estate for Santa Barbara Real Estate for the 1st 11 Months of ’14

For the Home Estate/PUD market in Hope Ranch Real Estate there have been 29 sales this year compared to 26 last year. The median sales price rose from $2.056 million last year to $2.6 million this year. The average sales price also went up from $2,593,826 last year to $2,970,586. The numbers of escrows is up from 21 last year to 32 this year with the median list price of those escrows going from $2.425 million last year to about $3.175 million this year.

West of State St for Santa Barbara Real Estate for the 1st 11 Months of ’14

On the West Side of Santa Barbara Real Estate for the Home Estate/PUD market there have been 201 sales through November ’14 compared to 252 through November ’13. The median sales price has risen from $877,000 to $971,000. The average sales price has also gone up from $991,242 to $1,167,605. The numbers of escrows is down from 259 to 209 but the median list price of those escrows is up from $895,000 last year to $959,000 this year.

East of State St for Santa Barbara Real Estate for the 1st 11 Months of ’14

Through the first 11 months of ’14 for the Home Estate/PUD market on the East Side of Santa Barbara Real Estate there have been 247 sales compared to 264 last year. The median sales price is up from $967,500 to $1,196,000. The average sales price is up from $1,124,909 last year to $1,366,169 this year. The escrows are down from 274 last year to 257 this year but the median list price on those escrows is up from $1,037,500 to $1,199,000.

Montecito Real Estate for the 1st, 11 Months of ’14 for Santa Barbara Real Estate

For the Home Estate/PUD market in Montecito Real Estate there have been 181 sales through November ’14 compared to 194 last year. The median sales price is up rising from $2,424,000 to $2,750,000. The average sales price is also up from $3,085,096 to $3,519,765. The numbers of escrows are down from 196 last year to 178 this year but the median list price on those escrows is up from $2.495 million last year to $2.91 million this year.
