Santa Barbara Real Estate for Goleta South and the Gap between Median Sales and Median List Prices for 1/1/14to 12/18/14

For Santa Barbara Real Goleta Real Estate South area for the Home Estate/PUD through 12/18/14 there have been 77 sales compared to 135 last year for a 43.0% drop but the median sales price went up from $740,000 last year to $750,000 for a 1.4% rise.

The median list price this year for $812,450 when compared to the median sold price of $750,000 gives us a -7.7% gap. Last year there was an $825,000 median list price and when compared to the median sold price of $740,000 gave us a -11.4% gap.

Hope Ranch Gap between Median Sales and Median List Prices for 1/1/14 to 12/18/14 for Santa Barbara Real Estate

For Santa Barbara Real Estate area of Hope Ranch Real Estate area for the Home Estate/PUD market through 12/18/14 there have been 29 sales compared to 26 last year for a 11.5% rise and the median sales price went up from $2,056,500 to $2,600,000 for a 26.4% rise.

The median list price of $4,495,000 this year and the median sold price of $2,600,000 gives us a gap of -42.2% gap and last year the median list price of $3,995,000 and the median sold price of $2,056,500 gave us -48.5% gap.

West of State St Gap between Median Sales and Median List Prices for 1/1/14 to 12/18/14 for Santa Barbara Real Estate

For Santa Barbara Real Estate area of West of State St area for the Home Estate/PUD market through 12/18/14 there have been 216 sales compared to 200 last year for a 18.8% drop and the median sales price went up from $872,500 to $965,500 for a 10.7% rise.

The median list price of $949,000 this year and the median sold price of $965,500 gives us a +1.7% positive gap and last year the median list price of $1,019,500 and the median sold price of $872,500 gave us a -14.4% gap.

East of State St area of Santa Barbara Real Estate Real Estate for 1/1/14 to 12/18/14 and the Gap between Median Sales and Median List Prices

For Santa Barbara Real Estate area East of State St area for the Home Estate/PUD market through 12/18/14 there have been 263 sales compared to last year when there were 282 sales for an 6.7% drop. The median sales price has gone up however from $975,000 last year to $1,189,000 this year for a 21.9% rise.

Montecito Gap Report for 1/1/14 to 12/18/14 for Santa Barbara Real Estate

For Santa Barbara Real Estate’s Montecito Real Estate area for the Home Estate/PUD market the sales figures through 12/18/14 there have been 187 sales compared to 201 last year for a 7.0% decline. The median sales price last year was $2.4 million and this year it’s is $2.7 million for a 12.5% rise.

Santa Barbara Real Estate for Carpinteria/Summerland and the Gap between Median Sales and Median List Prices for 1/1/2014 to 12/18/14

For Santa Barbara Real Carpinteria Real Estate/Summerland Real Estate area for the Home Estate/PUD through 12/18/14 there have been 80 sales compared to 101 last year for a 20.8% drop and the median sales price has gone up from $855,000 to $922,500 for a 7.9% rise.

Goleta North from 1/1/14 to 12/10/14 compared to ’13 for the same period for Santa Barbara Real Estate area

The Condo market for the Goleta Real Estate North area of Santa Barbara the numbers of properties available through 12/10/14 there have been 85 listings compared to 67 last year for a 26% rise. The numbers of escrows is up from 50 to 59 for an 18% rise and the sales are up from 53 to 59 for an 11% rise. The average sales price is up from $445,883 to $462,911 for a 3% rise.

Goleta South from 1/1/14 to 12/10/14 compared to ’13 for the same period for Santa Barbara area

The Condo market for the Goleta Real Estate South area of Santa Barbara the numbers of properties available through 12/10/14 there have been 124 listings compared to 86 last year for a 44% rise. The escrows are up from 71 to 94 for a 32% rise while the sales are up from 70 to 94 for a 34% change. The average sales price is up from $452,936 to $589,673 for a 30% rise.
