Montecito Real Estate for all of ’14 compared to all of ’13 for Santa Barbara Real Estate

For the Home Estate/PUD market in Montecito Real Estate in ’14 there were 192 sales compared to 209 in ‘13. The median sales price for ’14 was $2.7 million compared to ’13 when it was $2,400,000. There have been 187 opened escrows in ’14 compared to 211 in ‘13 with the median list price for those homes in escrow coming in at $2.95 million in ‘14 compared to $2,495,000 in ‘13.

Carpinteria/Summerland Estate for all of ‘14 compared to all ’13 for Santa Barbara Real Estate

Looking at ’14 for Carpinteria Real Estate/Summerland Real Estate in the Home Estate/PUD market there have been 80 sales compared to ’13 when there were 106. The median sales price has risen from $852,500 in ’13 to $922,500 in ‘14. This year there were 84 escrows opened compared to 102 in ‘13. The median list price for those properties in escrow is $949,500 this year compared to $865,450 last year.

Goleta North 1-1-14 to 12-24-14 compared to last year for Days on the Market

For Home Estate PUDs in the Goleta Real Estate North area of Santa Barbara Real Estate for the period of 1-1-14 to 12-24-14 there have been 174 sales compared to 220 last year. The median sales price went up from $793,500 last year to $842,000 this year but the average sales price went down from $996,483 to $979,383. Those 174 sales took on average 38 days to get an accepted offer and when you add in another 37 days of escrow time you get an average total marketing time of 75 days.

Days on the Market 1-1-14 to 12-24-14 compared to last year for Goleta South

For Home Estate PUDs in the Goleta Real Estate South area of Santa Barbara Real Estate from 1-1-14 to 12-24-14 there have been 80 sales this year compared to 135 last year and the median sales price has gone up from $740,000 last year to $750,000 this year but the average sales price has gone down from $907,325 last year to $854,124 this year.

Hope Ranch Days on the Market 1-1-14 to 12-24-14 compared to the previous year

For Hope Ranch Real Estate Home Estate/PUDs from 1-1-14 to 12-24-14 there have been 30 sales compared to 28 last year. The median sales price has gone up from $2.225 million to $2.706 million this year and the average sales price also gone up from $2,638,910 to $2,980,733. Those 30 sales took on average 133 days to get an accepted offer and when you add in another 41 days of escrow time you get an average total marketing time of 174 days.

West of State Street segment of Santa Barbara Real Estate Days on the Market from 1-1-14 to 12-24-14 compared to the previous year

For West of State St in Santa Barbara Real Estate for Home Estate/PUDs for the period of 1-1-14 to 12-24-14 there have been 221 sales compared to 269 last year. The median sales price has gone up from $875,000 last year to $961,000 this year and the average sales price has also gone up from $992,186 last year to $1,158,657 this year. Those 221 sales took on average 33 days to get an accepted offer and when you add in another 35 days of escrow time you get an average total marketing time of 68 days.

Santa Barbara East Side Days on the market for 1-1-14 to 12-24-14 compared to the previous year

From 1-1-14 to 12-24-14 in Santa Barbara Real Estate East of State St for the Home Estate/PUD market there have been 266 sales compared to 285 last year. The median sales price has come up from $987,000 last year to $1,189,500 this year while the average sales price went up from $1,137,846 last year to $1,374,7547. Those 266 sales took on average 50 days to get an accepted offer and when you add in another 35 days of average escrow time you get a total marketing time of 85 days.

From 1-1-14 to 12-24-14 in Montecito Real Estate for the Home Estate/PUD market there have been 190 sales compared to 205 last year. The median sales price has come up from $2.4 million last year to $2.725 million this year while the average sales price also went up from $3.059 million last year to $3.472 million. Those 190 sales took on average 89 days to get an accepted offer and when you add in another 36 days of average escrow time you get a total marketing time of 125 days.

From 1-1-14 to 12-24-14 forCarpinteria Real Estate and Summerland Real Estate for the Home Estate/PUD market there have been 80 sales compared to 105 last year. The median sales price has come risen from $855,000 last year to $922,500 this year while the average sales price also went up from $1,446,982 last year to $2,081,666.

Santa Barbara Real Estate for Goleta Notth and the Gap between Median Sales and Median List Prices for 1/1/14 to 12/18/14

For Santa Barbara Real Goleta Real Estate North area for the Home Estate/PUD through 12/18/14 there have been 169 sales compared to 220 last year for a 23.2% drop but the median sales price went up from $793,500 last year to $845,000 for a 6.5% rise.

The median list price this year for $1,296,500 when compared to the median sold price of $845,000 gives us a -34.8% gap. Last year there was a $1,388,000 median list price and when compared to the median sold price of $793,500 gave us a -42.8% gap.
