For the Santa Barbara Real Estate area of West of State St for Home Estate/PUDs for the period of Dec. 9, ’14 to Jan. 9 ‘15 there were 17 sales with a median sales price of $860,000 and an average sales price of $1,043,500. Last year there were 17 sales with a median sales price of $915,000 and an average sales price of $1,035,527. For the same time period there were 10 opened escrows this year with a median list price of $829,500 and last year there were 16 opened escrows with a median list price of $884,000.

Santa Barbara Real Estate area of East of State St from for the last 30 days from Dec. 9, ’14 to Jan. 9 ‘15

For Santa Barbara Real Estate East of State St for Home Estate/PUDs there were 16 sales from Dec. 9, ’14 to Jan. 9 ‘15 with a median sold price of $1,080,000 and an average sold price of $1,159,843. Last year there were 19 sales with a median sold price of $1,250,000 and an average sold price of $1,168,000. During that same time period there have been 14 opened escrows with a median list price of $1,335,000 and last year there were 12 escrows opened with a median list price of $943,000.

Montecito Real Estate for the last 30 days from Dec. 9, ’14 to Jan. 9 ’15 for the Santa Barbara Real Estate area

Santa Barbara Real Estate’s area of Montecito Real Estatefor Home Estate/PUDs there were 7 sales from Dec. 9, ’14 to Jan. 9 ’15 with a median sold price of $2,600,000 and an average sold price of $2,772,142. Last year there were 12 sales with a median sold price of $2,625,000 and an average sold price of $3,786,317. During that same time period there have been 7 opened escrows with a median list price of $2, 750,000 and last year there were 13 escrows opened with a median list price of $2,150,000.

Dec. 9, ’14 to Jan. 9 ‘15 for Carpinteria/Summerland Real Estate for Santa Barbara Real Estate

For the Santa Barbara Real Estate an area of Carpinteria Real Estate/Summerland Real Estate for Home Estates and PUDs for the 30 day period from Dec. 9, ’14 to Jan. 9 ‘15 there were 4 sales this year compared to 10 last year and the median sales price was down on those 4 this year to $925,000 and last year the median sales price on the 10 was $748,500.

Goleta North Real Estate for Santa Barbara Real Estate for all of ‘14 compared to all of ‘13

For the Goleta Real Estate North area of Santa Barbara Real Estate the Home Estate/PUD market we finished the year with 176 sales compared to 226 in ‘13. The median sales price rose from $793,500 in ’13 up to $842,000 in ’14 and the numbers of pended listings went from 210 in ’13 to 189 in ‘14 with the median list price for those pended listings going from $798,500 in ’13 to $848,000 in ‘14.

Goleta South Real Estate for Santa Barbara Real Estate for all of ‘14 compared to all of ‘13

For the Goleta Real Estate South area of Santa Barbara Real Estate the Home Estate/PUD market we finished the year with 80 sales compared to 138 in ’13. The median sales price fell for the year to $750,000 from $750,500 the previous year. The listings that entered escrow are down from 117 last year to 82 this year but the median list price for those homes entering escrow is up to $749,000 rising from $719,000. Right now there are just 10 Home Estate/PUDs available for purchase in Goleta South with a median list price of $875,000 and an average list price of $1,086,960.

Hope Ranch Real Estate for Santa Barbara Real Estate for all of ‘14 compared to all of ‘13

For the Home Estate/PUD market in Hope Ranch Real Estate we ended the year with 31 sales in ‘14 up from 29 in ’13 and in ‘14 the median sales price is up from $2.375 million in ’13 to $2.812 million in ‘14. The pending numbers are also up going from 24 in ’13 to 34 in ‘14 with the median list price for those opened escrows up from $2.572 million in ’13 to $3.175 million in ‘14.

West of State St for Santa Barbara Real Estate for all of ‘14 compared to all of ‘13

On the West Side of Santa Barbara Real Estate for the Home Estate/PUD market sales are up for ‘14 finishing the year at 222 sold units falling from 274 last year and with the numbers of sales down the median sales price is up finishing the year at $960,500 rising from $872,500. The pending sales are down falling from 276 to 223 but the median list price for those opened escrows is up to $950,000 rising from $895,000.

East of State St for Santa Barbara Real Estate for all of ‘14 compared to all of ‘13

Through December ‘14 for the Home Estate/PUD market on the East Side of Santa Barbara Real Estate we finished the year with 272 sales compared to ‘13 when there were 288. The median sales price rose from $988,500 in ‘13 to $1,187,000 in ‘14. The 273 escrows opened during ‘14 are down from where it was at the end of ‘13 when there were 289. But, the median list price on those escrows is up from where it was last year at $1,025,000 to $1,200,000 where we finish the year.
