Santa Barbara Real Estate for the 1st, 7 Months of ’15 for Montecito

For the Santa Barbara Real Estate area of Montecito Real Estate for the first seven months of ’15 there have been 107 sales compared to 117 last year but the median sales price has risen from $2.795 million to about $3.1. The average sales price has also gone up from $3.718 million last year to $4.393 million this year. The numbers of escrow is down however from 125 to 117 while the median list price on those escrows is up rising from $2.95 million last year to $2.97 million this year.

For Goleta Real Estate North in the Santa Barbara Real estate area for Home Estate/PUDs market for the period of June 17 to July 17 ‘15 there were 22 sales this year with a median sales price of $886,706 and an average sales price of $918,316. Last year there were 15 sales with a median sales price $950,000 and an average sales price of $1,135,566. There were 22 escrows opened this year with a median list price of $837,000 and last year there were 12 escrows opened with a median list price of $978,500.

For the Santa Barbara Real Estate area of West of State St for Home Estate/PUDs for the period of June 17 to July 17 ‘15 there were 25 sales with a median sales price of $995,000 and an average sales price of $1,246,976. Last year there were 18 sales with a median sales price of $846,250 and an average sales price of $958,263. For the same time period there were 25 opened escrows this year with a median list price of $1,195,000 and last year there were 20 opened escrows with a median list price of $1,062,500.

Last year there were 21 sales with a median sold price of $1,182,000 and an average sold price of $1,330,404. During that same time period there have been 25 opened escrows with a median list price of $1,249,000 and last year there were 21 escrows opened with a median list price of $1,299,000.

Last year there were 30 sales with a median sold price of $3,379,500 and an average sold price of $4,747,429. During that same time period there have been 15 opened escrows with a median list price of $3,495,000and last year there were 16 escrows opened with a median list price of $3,362,500.

For the Santa Barbara Real Estate an area of Carpinteria Real Estate/Summerland Real Estate for Home Estates and PUDs for the 30 day period from June 17 to July 17 ‘15 there were 8 sales this year compared to 5 last year and the median sales price was down on those 8 this year to $981,000. Last year the median sales price on the 5 was $1,380,000. The average sales price was down from $3,878,000 last year to $1,195,606 this year.

Goleta North 1-1-15 to 7-10-15 compared to last year for Days on the Market

For Home Estate PUDs in the Goleta Real Estate North area of Santa Barbara Real Estate for the period of 1-1-15 to 7-10-15 there have been 110 sales compared to 94 last year. The median sales price went up from $850,000 last year to $875,000 this year but the average sales price went down from $1,016,971 to $966,887. Those 110 sales took on average 42 days to get an accepted offer and when you add in another 37 days of escrow time you get an average total marketing time of 79 days.
