Santa Barbara Real Estate for the first Month of ’15 for East of State St

For the Santa Barbara Real Estate area of East of State St for the first month of ’15 in the Single Family Home market 16 homes closed escrow compared to 23 in ’14. The median sales price went up however from $1,150,000 in ’14 to $1,232,500 in ’15. The average sales price also went up from $1,226,224 last year to $1,463,607 this year. There were 18 escrows opened this year with a median list price of $1,014,500 and last year there were 14 escrows opened with a median list price of $1,095,000.

Santa Barbara Real Estate for the first Month of ’15 for Montecito

For the Santa Barbara Real Estate area of Montecito Real Estate for the first month of ’15 in the Single Family Home market 11 homes closed escrow compared to 17 in ’14 and the median sales price rose from $2.165 million last year to $5.63 million this year. The average sales price also rose from $2.563 million last year to $5.246 million this year. This year there were 14 escrows opened with a median list price of $3.062 million and in ’14 there were 11 escrows opened with a $1.985 million median.

For the Santa Barbara Real Estate area of Carpinteria Real Estate/Summerland Real Estate for the first month of ’15 for the Home Estate/PUD market there were 6 sales compared to 2 in 2014. The median sales price in ’15 was 1,042,500 and the 2 sales in ’14 had a median sales price of $755,365. The 6 sales in ’15 had an average sales price of $3,045,666 and the 2 sales in 2014 had an average sales price of $755,365.

Goleta South from 1/1/15 to 1/25/15 compared to ’14 for the same period for Santa Barbara area

The Condo market for the Goleta Real Estate South area of Santa Barbara the numbers of properties available through 1/25/15 there have been 21 listings compared to 12 last year for a 75% rise. The escrows are even from 5 to 5 for a 0% change while the sales are down from 4 to 1 for a 75% change. The average sales price is up from $395,000 to $939,823 for a 137% rise.

West of State St from 1/1/15 to 1/25/15 compared to ’14 for the Santa Barbara area

The Condo market for the West of State St area Santa Barbara Real Estate the total numbers of listings through 1/25/15 is 40 up from 37 last year for an 8% rise. The numbers of escrows are up from 3 to 8 for a 166% rise and the sales are up from 2 to 8 for a 300% rise. The average sales price is up from $702,500 to $888,438 for a 26% rise.

East of State St from 1/1/15 to 1/25/15 compared to ’14 for the Santa Barbara area

For Condos in the Santa Barbara Real Estate area of East of State the total numbers of properties for sale this year through 1/25/15 is 47 down from 51 last year for a 7% fall. The numbers of escrows are up from 6 to 8 for a 33% rise and the numbers of sales are up from 3 to 5 for a 66% rise. The average sales price on those sales last year was $827,767 while the sales this year had an average sales price of $523,400 for a 36% decline.

In the Montecito Real Estate area of Santa Barbara for the Condo Market the total numbers of properties available through 1/25/15 is 16 compared to 8 last year for a 100% rise and the escrows are up with 0 last year compared to 1 this year for a 100% rise. There were 0 sales last year compared to 2 this year for a 100% rise and the average sales price has gone up from $0 to $3,025,000 for a 100% rise.

Carpinteria/Summerland from 1/1/15 to 1/25/15 compared to ’14 for the same period for the Santa Barbara area

The Condo market for the Carpinteria/Summerland area of Santa Barbara the inventory through 1/25/15 there have been 20 listings this year compared to 13 last year for a 53% rise and escrows are up with 1 in ’14 and 3 in ’15 for a 200% rise. Sales are up from 3 to 5 for a 66% rise while the average sales price is down from $588,833 to $505,300 for a 14% decline.

Goleta North from 1/1/2015 to 1/16/15 Price Range Statistics for Santa Barbara Real Estate

For Goleta Real Estate North area for the Home Estate/PUD market through 1/16/15 there are currently 31 properties available for purchase with an average list price of about $2.369 million. The highest price property is listed at $35 million while the least expensive home can be had for $159,000 giving us a median list price for the area of $975,000.
