Santa Barbara Real Estate for Goleta South and the Gap between Median Sales and Median List Prices for 1/1/15to 2/7/15

For Santa Barbara Real Goleta Real Estate South area for the Home Estate/PUD through 2/7/15 there have been 7 sales compared to 6 last year for a 16.7% drop but the median sales price went up from $690,500 last year to $742,000 for a +7.5% rise.

The median list price this year for $827,000 when compared to the median sold price of $742,000 gives us a -10.3% gap. Last year there was a $714,500 median list price and when compared to the median sold price of $690,500 gave us a -3.4% gap.

Hope Ranch Gap between Median Sales and Median List Prices for 1/1/15 to 2/7/15 for Santa Barbara Real Estate

For Santa Barbara Real Estate area of Hope Ranch Real Estate area for the Home Estate/PUD market through 2/7/15 there have been 3 sales compared to 2 last year for a +50.0% rise and the median sales price went up from $4,537,500 to $2,950,000 for a -35.0% rise.

The median list price of $5,195,000 this year and the median sold price of $2,950,000 gives us a gap of -43.2% gap and last year the median list price of $4,172,500 and the median sold price of $4,537,500 gave us +3.7.5% positive gap.

West of State St Gap between Median Sales and Median List Prices for 1/1/15 to 2/7/15 for Santa Barbara Real Estate

For Santa Barbara Real Estate area of West of State St area for the Home Estate/PUD market through 2/7/15 there have been 20 sales compared to 20 last year for a -9.1% drop and the median sales price went down from $1,055,500 to $913,187 for a 13.4% fall.

The median list price of $1,100,000 this year and the median sold price of $913,187 gives us a -17.0% gap and last year the median list price of $1,019,500 and the median sold price of $1,055,000 gave us a +3.5.4% positive gap.

East of State St area of Santa Barbara Real Estate for 1/1/15 to 2/7/15 and the Gap between Median Sales and Median List Prices

For Santa Barbara Real Estate area East of State St area for the Home Estate/PUD market through 2/7/15 there have been 18 sales compared to last year when there were 26 sales for an -30.8% drop. The median sales price has gone up however from $1,157,500 last year to $1,112,500 this year for a 4.0% rise.

Montecito Gap Report for 1/1/15 to 2/7/15 for Santa Barbara Real Estate

For Santa Barbara Real Estate’s Montecito Real Estate area for the Home Estate/PUD market the sales figures through 2/7/15 there have been 13 sales compared to 18 last year for a -27.8% decline. The median sales price last year was $2.112 million and this year it’s is $5.63 million for a 166.5% rise.

For the Santa Barbara area of Goleta Real Estate North for the first month of ’15 in the Single Family Home market 10 properties closed escrow with a median sales price of $772,500 and an average sales price of $907,650. In ’14 there were 5 sales with a median sales price of $899,000 and an average list price of $1,091,000. This year there have been 10 open escrows with a median list price of $899,000 and last year there were 13 open escrows with a median list price of just under $759,000.

In ’14 there was 5 sales with a median sales price of $705,000 and an average list price of $803,200. This year there have been 8 open escrows with a median list price of $719,500 and last year there were 3 open escrows with a median list price of just over $1,025,000.

This year 4 escrows have opened with a median list price of about $3.229 million compared to last year with there were 4 escrows opened with a median list price of $3,922,500.

For the Santa Barbara Real Estate area of West of State St for the first month of ’15 in the Single Family Home market 18 properties closed escrow down from 20 in ’14. The median sales price also went down from $1,055,000 in ’14 to $877,500 in ’15. The average sales price went down as well from $1,155,179 to $1,067,493. There were 13 escrows opened in ’14 with a median list price of $895,000 and in ’15 there have been 12 escrows with a $927,500 median list price.
