Last year there were 14 sales with a median sold price of $2,070,000 and an average sold price of $3,062,653. During that same time period there have been 19 opened escrows with a median list price of $2, 400,000 and last year there were 9 escrows opened with a median list price of $2,750,000.

The median sales price went down from $795,000 last year to $780,000 this year but the average sales price went up from $971,203 to $1,031,653. Those 13 sales took on average 38 days to get an accepted offer and when you add in another 36 days of escrow time you get an average total marketing time of 74 days.

The median sales price has gone down from $4.537 million to $4.425 million this year and the average sales price also up from $4,537,500 to $6,427,500. Those 4 sales took on average 229 days to get an accepted offer and when you add in another 60 days of escrow time you get an average total marketing time of 289 days.

West of State Street segment of Santa Barbara Real Estate Days on the Market from 1-1-15 to 2-13-15 compared to the previous year

The median sales price has come down from $1,190,000 last year to $1,092,225 this year while the average sales price went up from $1,235,563 last year to $1,324,335. Those 20 sales took on average 59 days to get an accepted offer and when you add in another 41 days of average escrow time you get a total marketing time of 100 days.

The median sales price has come up from $2.112 million last year to $5.63 million this year while the average sales price also went up from $2.429 million last year to $5.698 million. The median sales price has come risen from $840,730 last year to $905,000 this year while the average sales price went down from $2,920,243 last year to $2,319,444.

Santa Barbara Real Estate for Goleta North and the Gap between Median Sales and Median List Prices for 1/1/15to 2/7/15

For Santa Barbara Real Goleta Real Estate North area for the Home Estate/PUD through 2/7/15 there have been 11 sales compared to 8 last year for a +37.5% rise but the median sales price went down from $784,500 last year to $780,000 for a -0.6% fall.

The median list price this year for $964,000 when compared to the median sold price of $780,000 gives us a -19.1% gap. Last year there was a $922,000 median list price and when compared to the median sold price of $784,500 gave us a -14.9% gap.
