For the Santa Barbara Real Estate area of Hope Ranch Real Estate for the first 2 months of ’15 for the Single Family Residence market there have been 4 sales this year compared to 2 last year and the median sales price has gone down from $4.537 million to $4.425 million. The average sales price has risen however from $4.537 million to $6,427,500. The numbers of new listings is up from 15 to 16 with the median list price on those listings down from $3.85 million to $3.775 million.

West of State St for the first 2 Months of ’15 for Santa Barbara Real Estate

For the Santa Barbara Real Estate area of West of State St for the Home Estate/PUD market for the first 2 months of ’15 there have been 29 sales compared to 34 last year. The median sales price has fallen from $942,200 last year to $921,375 this year but the average sales price has gone up from about $1,086,426 to $1,291,562. The numbers of new listings is down from 54 to 42 with the median list price on those listings rising from $895,000 to $899,000.

East of State St for the first 2 Months of ’15 for Santa Barbara Real Estate

For the Santa Barbara Real Estate area of East of State St for the first 2 months of ’15 there have been 24 sales compared to 40 last year. But the median sales price has gone down from $1,173,000 to $1,092,225 with the average rising from $1,194,419 to $1,377,717. The numbers of new listings is up however going from 49 in ‘14 to 64 this year with the median list price on those new listings going from $1,439,000 to $1,385,000.

Montecito for the first 2 Months of ’15 in Santa Barbara Real Estate area

For the Santa Barbara Real Estate area of Montecito Real Estate for the first 2 months of ’15 there have been 18 sales down from 24 last year but the median sales price has gone up from $2,112,500 to $5,915,000. The average sales price has also gone up from $2,844,456 to $5,776,451. The new listings are up from 50 to 62 and the median list price on those listings is up from about $3.122 million to about $3.895 million.

Carpinteria/Summerland for the first 2 Months of ’15 the Santa Barbara Real Estate area

For the Santa Barbara Real Estate area of Carpinteria Real Estate/Summerland Real Estate for the first 2 months of ’15 for the Home Estate/PUD market there have been 11 sales compared to 6 last year and the median sales price has fallen from $1,620,365 to $925,000 but the average sales price is up from $2,448,455 to $3,316,363.

Last year there were 12 sales with a median sales price $810,825 and an average sales price of $895,220. There were 18 escrows opened this year with a median list price of $839,000 and last year there were 22 escrows opened with a median list price of $751,875.

There were 7 escrows opened this year with a median list price of $3.3 million and last year there were 3 opened escrows with a $3,850,000 median list price.
