West of State St Gap between Median Sales and Median List Prices for 1/1/15 to 3/21/15 for Santa Barbara Real Estate

For Santa Barbara Real Estate area of West of State St area for the Home Estate/PUD market through 3/21/15 there have been 20 sales compared to 20 last year for a -9.1% drop and the median sales price went down from $1,055,500 to $913,187 for a 13.4% fall.

The median list price of $1,100,000 this year and the median sold price of  $913,187 gives us a -17.0% gap and last year the median list price of $1,019,500 and the median sold price of $1,055,000 gave us a +3.5.4% positive gap.

East of State St area of Santa Barbara Real Estate Real Estate for 1/1/15 to 3/21/15 and the Gap between Median Sales and Median List Prices

For Santa Barbara Real Estate area East of State St area for the Home Estate/PUD market through 3/21/15 there have been 45 sales compared to last year when there were 48 sales for an -6.3% drop. The median sales price has gone up however from $1,221,000 last year to $1,200,000 this year for a 1.7% decline.

Montecito Gap Report for 1/1/15 to 3/21/15for Santa Barbara Real Estate

For Santa Barbara Real Estate’s Montecito Real Estate area for the Home Estate/PUD market the sales figures through 3/21/15there have been 34 sales compared to 26 last year for a +30.8% rise. The median sales price last year was $2.03 million and this year it’s is $3.05 million for a 44.1% rise.

The difference between this year’s median list price of $4.95 million and the median sold price of $3.057 million gives us a -38.2% gap and last year the median list price of $4.295 million and the $2.03 sales price gives us a -52.7% gap.

Santa Barbara Real Estate for Carpinteria/Summerland and the Gap between Median Sales and Median List Prices for 1/1/2015 to 3/21/15

For Santa Barbara Real Estate Carpinteria Real Estate/Summerland Real Estate area for the Home Estate/PUD through 3/21/15there have been 21 sales compared to 9 last year for a 133.3% rise and the median sales price has gone up from $845,000 to $886,000 for a 4.9% rise.   

Goleta North from 1/1/15 to 3/14/15 compared to ’14 for the same period for Santa Barbara Real Estate area

The Condo market for the Goleta Real Estate North area of Santa Barbara the numbers of properties available through 3/14/15 there have been 21 listings compared to 29 last year for a 27% drop. The numbers of escrows is up from 11 to 13 for an 18% rise but the sales are down from 13 to 8 for a 38% drop. The average sales price is up from $441,423 to $492,548 for a 11% rise.

Goleta South from 1/1/15 to 3/14/15 compared to ’14 for the same period for Santa Barbara area

The Condo market for the Goleta Real Estate South area of Santa Barbara the numbers of properties available through 3/14/15 there have been 34 listings compared to 28 last year for a 21% rise. The escrows are up from 13 to 16 for a 23% change while the sales are down from 12 to 10 for a 16% change. The average sales price is up from $554,851 to $567,174 for a 2% rise.

West of State St from 1/1/15 to 3/14/15 compared to ’14 for the Santa Barbara area

The Condo market for the West of State St area Santa Barbara Real Estate the total numbers of listings through 3/14/15 is 61 up from 58 last year for an 5% rise. The numbers of escrows are up from 20 to 24 for a 20% rise and the sales are up from 12 to 23 for a 91% rise. The average sales price is up from $608,917 to $840,478 for a 38% rise.

East of State St from 1/1/15 to 3/14/15 compared to ’14 for the Santa Barbara area

For Condos in the Santa Barbara Real Estate area of East of State the total numbers of properties for sale this year through 3/14/15 is 73 down from 74 last year for a 1% fall. The numbers of escrows are up from 21 to 36 for a 71% rise and the numbers of sales are up from 18 to 25 for a 38% rise. The average sales price on those sales last year was $727,944 while the sales this year had an average sales price of $897,268 for a 23% decline.

In the Montecito Real Estate area of Santa Barbara for the Condo Market the total numbers of properties available through 3/14/15 is 18 compared to 12 last year for a 50% rise and the escrows are up with 5 last year compared to 6 this year for a 20% rise. There were 2 sales last year compared to 6 this year for a 200% rise and the average sales price has gone up from $820,000 to $1,837,500 for a 124% rise.
