For Home Estate PUDs in the Goleta Real Estate North area of Santa Barbara Real Estate for the period of 1-1-15 to 3-27-15 there have been 36 sales compared to 34 last year. The median sales price went up from $772,000 last year to $862,500 this year and the average sales price went up from $927,769 to $979,115. Those 36 sales took on average 46 days to get an accepted offer and when you add in another 39 days of escrow time you get an average total marketing time of 85 days.

The median sales price has gone down from $5.105 million to $2.86 million this year and the average sales price also up from $4,822,750 to $4,335,555. The median sales price has come down from $1,225,000 last year to $1,192,500 this year while the average sales price went up from $1,361,468 last year to $1,463,321. Those 52 sales took on average 45 days to get an accepted offer and when you add in another 37 days of average escrow time you get a total marketing time of 82 days.

Montecito Days on the market for 1-1-15 to 3-27-15 compared to the previous year

The median sales price has come up from $2.232 million last year to $2.92 million this year while the average sales price also went up from $2.793 million last year to $4.443 million. Those 41 sales took on average 95 days to get an accepted offer and when you add in another 41 days of average escrow time you get a total marketing time of 136 days.

The median sales price has come risen from $845,000 last year to $895,500 this year while the average sales price also went from $2,171,520 last year to $3,288,409.

For Santa Barbara Real Goleta Real Estate North area for the Home Estate/PUD through 3/21/15 there have been 38 sales compared to 29 last year for a -2.6% drop but the median sales price remained stable from $730,000 last year to $730,000 for a +0.0% change.

The median list price this year for $985,000 when compared to the median sold price of $730,000 gives us a -25.9% gap. Last year there was a $907,000 median list price and when compared to the median sold price of $730,000 gave us a -19.5% gap.

Santa Barbara Real Estate for Goleta South and the Gap between Median Sales and Median List Prices for 1/1/15 to 3/21/15

For Santa Barbara Real Goleta Real Estate South area for the Home Estate/PUD through 3/21/15 there have been 7 sales compared to 6 last year for a 16.7% drop but the median sales price went up from $690,500 last year to $742,000 for a +7.5% rise.

The median list price this year for $827,000 when compared to the median sold price of $742,000 gives us a -10.3% gap. Last year there was a $714,500 median list price and when compared to the median sold price of $690,500 gave us a -3.4% gap.
